Every quarter the Western Mountain Resort Alliance compares several of the leading western resort town real estate markets. Based on these numbers, the resort market in general looks very strong. Across the board, statistical evidence suggests that resort markets are healthy with measured, steady growth.

One of the more surprising figures to arise in the Second Quarter report was the extent to which Park City leads other comparative markets in terms of sold volume. Total volume sold this quarter in Park City amounted to $461 million. For comparison, Tahoe reported the next highest sold volume with $386 million, and Teton (Jackson) reported $190 million. Our market remains segmented, but there's no doubt that inventory is moving.

On the other hand, our single family median and average sales prices are right in the middle of numbers reported by other towns. Our median single family home sales price of $775,000 sits below that of Whistler ($1.4 million), Teton ($1.2 million), and Big Sky ($873,000) but above that of Steamboat ($478,000), Tahoe ($548,000), and Sun Valley ($449,000).  This suggests that our pricing is stable and reasonable when compared to other resort marketplaces.

There’s no reason you shouldn’t travel off-season, especially if you’d like to experience a destination from an unfamiliar angle. Lower expenses, fewer crowds and a whole new range of attractions make off-season visits a worthy venture that’s much less strenuous on both your schedule and wallet.

When you think Park City, Utah—an established winter destination—you typically think snow and Sundance. If you’re looking for less frigid folly, the time to go is now. Summer may be considered the off season for this mountain town, but September is the prime opportunity to visit. Balmy by day and chilly by night, highs in the Wasatch Range are in the 70s with lows in the 40s. Park City’s weather isn’t the only thing that’s temperate this time of year however. Accommodations can be hundreds of dollars lower than what you’ll find December through February, and circumventing snow cuts the expenses you’d pay on mountain passes and winter gear.

And, a lack of snow doesn’t translate to a blank itinerary. All of Park City’s resorts—Deer Valley Resort, and the recently merged Canyons and Park City Mountain Resort—are transposed for warmer weather and offer ample space for excitement. Similarly, Park City’s arts scene, particularly food and film, as well as its opportunities that both children and adults will enjoy, persevere no matter what the season. Whether you’re looking for adventure, arts or a trip the entire family can enjoy, you’ll find it in a Park City September.

In the absence of snow, the nearby resorts’ slopes are repurposed as biking and hiking trails. Simply purchase a lift ticket and make your way down, sans skis and snowboards. Many equipment facilities, like Jans, rent bikes and accessories. If you’d rather not go it alone, opt for a guided tour by a local service such as All Seasons Adventures. Check the Mountain Trails Foundation for trail reports and interactive maps.

Park City is also a notable fly fishing destination, and Utah Pro Fly Fishing offers a “no fish, no pay, no kidding” guarantee on its half and full-day trips to various area rivers. If you’re in search of a more intense adventure, take a full-out excursion. Wasatch Adventure Guides offers immersive escapades that range from water sports to rock climbing, and White Pine Touring’s hiking, biking and climbing excursions in the nearby Uinta Mountains offer overnight yurt camping.

Even if you skipped Sundance, there are plenty of opportunities to catch great movies—and culture—thanks to local nonprofit Park City Film Series. September screenings include Me and Earl and the Dying GirlZarafa and Most Likely to Succeed. If you’d like to see some visual art, peruse one of the city’s many galleries or visit an exhibition at the Kimball Art Center celebrates. On Sept. 13, the center will unveil Rainworks: Activate Art, an outdoor exhibition that reacts to rainfall.

Park City also boasts a strong food scene, and Park City Food Tours offer an immersive look into the area’s best establishments. Tuesday tours run through the end of the month, while Thursday tours end in mid-October. Recuperate from a mountain adventure without blowing the bank at downtown’s Aura Spa. For an immaculate experience, try the Remède spa at the St Regis’ Deer Valley. Speaking of treating yourself, now’s a great time to pick up some of last year’s discounted winter sporting equipment.

Thanks to its abundance of alpine adventures, Park City is a great place to take the family at any time of year. Right now, Park City Mountain Resort offers plenty of family-friendly activities, including scenic lift rides, zip lines and the state’s largest alpine coaster. For an adrenaline boost, head to Utah Olympic Park. The park may serve as a shrine to Salt Lake City’s 2002 Winter Olympics, but snow isn’t required for at go at one of its three adventure courses or a ride on the Comet Bobsled or acclaimed alpine slide. Utah Olympic Park also offers a number of free activities, including a mountain challenge course and hiking trails.

Park City Ice Arena offers public skating and drop-in hockey and freestyle sessions daily. Explore wildlife through Utah State University’s Swaner EcoCenter, which encompasses 1,200 acres and more than 10 miles of trails and offers activities such as nature walks and geocaching. Main Street’s Silly Market, part open-air market and part street festival, abounds with free live music and performances and runs until September 20.

Robb Report Names Victory Ranch Top 10 Places to Buy Summer Vacation Home

Victory Ranch has been selected by Robb Report magazine for its exclusive list of 10 of the Top U.S. Summer Vacation Communities, a roundup of best places in the country to buy a luxury summer vacation home. A Guide to Hiking and Dining: Episode 1

It’s finally summer time, and that means outdoor fun, good food and refreshing cocktails! Park City is known for its picturesque mountains and outdoor activities. It is also becoming a hot spot for new restaurants and local food. Where else can you get a scenic hike and the best food right in one stop?

At Park City Mountain Resort you will find many mountains to climb during the summer season. North of the resort you will find a great intermediate trail called the Armstrong Trail. At 4 miles long and a 1,300 elevation climb, you will find amazing views of all of Park City. Mountain biking and hiking is welcome on this well-paved trail. If that didn’t just sound like the perfect afternoon, Silver Star Cafe is right near the base of the trail head. This is a great spot to stop for a late afternoon lunch. From the patio and plaza surrounding the cafe, you can enjoy 360-degree views of Quarry Mountain, the town of Park City, and Park City Golf Course. This cozy rustic cafe provides a variety of excellent food and drinks, with gluten free and vegetarian options.

Deer Valley is known for its upscale amenities, excellent customer service and luxurious hotel properties. The surrounding mountains are also full of beautiful hiking trails and many places to explore. Silver Lake Trail is one of the more popular hiking trails you will find at the resort. Starting at the trailhead near the Silver Lake Village you will make your way up 2.5 miles and can continue on to Bald Mountain (left side east face of the trail) for a longer more strenuous hike. Located at the St. Regis hotel this is one lunch or dinner place you have got to try. Not only does the St. Regis provide stunning views of Deer Valley, you can take a ride on the famous funicular to get there. At J&G Grill you will find anything from delicious burgers to flavorful truffle pizza or a shrimp salad to satisfy any lunch craving. Further down the mountain toward the base, end your hike or bike session with a meal at The Brass Tag. Craft cocktails, casual atmosphere and serving up Deer Valley’s iconic comfort food with a brick oven twist. Last but not least is Canyons Resort (soon to be combined with Park City Resort), making the largest ski resort in the U.S., talk about some variety of hiking and biking trails that will be. Canyons Resort provides guided hiking tours that will take you all around the mountains to see many views. The Tombstone Trail is a perfect escape on a hot summer day for hero4-actv-guided-hikinghikers looking for a quiet, moderate excursion. This hike travels through a lush mountain meadow with beautiful wildflowers. Tombstone trail is four miles long with 600 feet of elevation gain, making this a perfect easy to moderate trail. After you are done exploring the beautiful Canyon’s Mountains drop in to one of their many amazing restaurants. Drafts and Edge Steakhouse are located in the Westgate Hotel, great spot to grab a cold beer and a tasty lunch or dinner. Draft’s Sport Bar and Grill has more than 50 beers from around the world, including 20 beers on tap. Drafts is also known for hand-crafted burgers, stone-hearth pizzas, and a variety of gourmet pub food. Edge Steakhouse is a great dinner stop for scrumptious steak and seafood. Edge Steakhouse delivers a cutting-edge culinary experience that takes the traditional American-style steakhouse to a new level. No matter where you decide to adventure in Park City there is always outdoor fun and good food nearby.

Tips while on the trails: Remember to bring plenty of water to stay hydrated. If you aren’t used to the altitude, make sure you stay hydrated before and after hiking. Always pack extra water just in case. Don’t forget the sunscreen. The cool mountain air may make you feel like you aren’t as warm while outside, but the sun is extra strong so load up on your sunscreen, especially those who have sensitive skin. Always pack snacks. Even if you are planning to have a tasty lunch after, it’s always safe to bring something else along (protein bars, apples, veggies, nut butters, crackers or anything to nibble on in case you become hungry and light headed).

Like many ski towns, Park City was a mining town long before people began skiing downhill. But the rise of recreational skiing in the 1920s and 1930s ensured that as early as 1923, the Park Record predicted that skiing would make the town "a mecca for winter sports." Originally called Treasure Mountain Resort, what's now Park City Mountain Resort opened in 1963 with a gondola, base and summit lodges, a chairlift, a J-bar, and a nine-hole golf course. Over time, the resort added runs, chairlifts, and more restaurants. In 1966 the ski area changed its name to Park City Ski Area, and in 1996 it became Park City Mountain Resort. Take a peek at these old trail maps to see just how much the mountain has changed. And get ready, Vail Resorts is currently investing $50 million this summer to bring all sorts of upgrades to the mountain. Sundance Film Festival Begins Tomorrow!

The art of deftly navigating Park City during the Sundance Film Festival hinges on two hard-and-fast rules: 1. Do not rent a car. 2. Use the free shuttle. While we all covet the independence of our own vehicles – especially those Angelenos – trust us when it comes to this one admonition. Parking within Park City is virtually nonexistent during the Festival, and the free shuttle system is a well-oiled machine. Your greatest resource will be the downloadable 2015 Transit Map, which features a downtown street map, venue locations, shuttle bus routes, estimated walking times, taxi information, and parking information (but not without another caveat).

If you won’t take our word for it that shuttles offer the path of least resistence at the Festival, at least take Sundance alum Katie Aselton’s testimony:

“Always take a shuttle or a cab. Even if you think that because everyone else is taking a shuttle or a cab, it will somehow free up traffic and/or parking spots, that's never the case. My father-in-law once parked his car on a 45-degree angle on a snowbank because it was the only available spot. Inevitably at some point over the week you will hit a patch of ice and skid your rental car right into a stop sign. Don't ask me how I know that, I just do.”

And new for 2015, Park City Transit and the Sundance Film Festival have collaborated on a mobile app that shows real-time bus information. So if you're wondering, "Where's my shuttle bus?" just check your phone for the latest info. Search the apple store for "Avail Technologies" and download the app called "MyStop." Android users can visit Also be sure to look for the friendly orange-vested volunteers at shuttle stops. These folks can help with all shuttle questions.

America's Largest Ski Resort: A Paradigm Shift Coming to Utah

Every year ski resorts announce expansions and improvements, but this is literally the biggest thing to happen to ski travel in years.

Just like heavyweight boxing, the title of the nation’s largest ski resort has been hotly fought over, debated, and even split between contenders. But those days seem to be over, with the Park City Mountain Resort in Utah ready to assume the undisputed, unified title.

For years Colorado’s Vail has staked out its claim as the nation’s largest “single mountain resort,” with 5,289 skiable acres served by more than 30 lifts across one contiguous mountain. Rival Aspen Skiing Company owns and operates four resorts around the town of Aspen under an interchangeable lift ticket with free bus connections, boasting a combined 5,547-skiable acres, and thus is a bigger “resort” – depending on how you define resort (Aspen, Aspen Highlands, Snowmass and Buttermilk).

Off the record, Vail fans quietly noted that the 5,289-acre figure only refers to what is known as “developed” skiing, trails and bowls, while Vail’s Forest Service permit area actually includes another couple of thousand acres of accessible gladed tree skiing, making it far bigger than it appears. Similarly, Jackson Hole Mountain Resort in Wyoming partnered with the Forest Service to allow lift ticket holders access to adjacent “side country” terrain, roughly doubling the effective size of the resort. This acreage-envy competition came to a head when Montana’s Moonlight Basin and adjacent Big Sky started offering lift tickets good at both interconnected mountains. These spanned a then unrivalled 5,800-acres – but were technically two different resorts. That changed when Big Sky merged with its neighbor, impetus for the combined resort to register its copyrighted slogan, “Biggest Skiing in America.” This claim will likely soon be obsolete.

Last week Broomfield, Colorado-based Vail Resorts, the world’s highest profile ski resort operator, announced perhaps the most ambitious of its many ambitious expansions to date. A $50 million infrastructure project will physically connect Canyons Resort in Park City – currently Utah’s largest – with nearby Park City Mountain Resort (PCMR), which Vail just acquired two months ago. Pending town approvals, the project is slated to start quickly and be completed by next season, immediately creating a snow-covered behemoth spanning more than 7,300-acres, three to four times the size of world class destination resorts like Snowbird, Steamboat or Copper Mountain.

This is a game changer for ski vacation travelers, and not just because of the sheer size, though it is quite impressive. Canyons was already huge, with an amazing array of black and double black terrain for even the highest level experts, while PCMR boasts a whopping nine open bowls. Between the two they will have skiing and riding for every conceivable ability, from rank beginner to extreme, across nearly 300 trails, 14 bowls and almost 40 lifts. Even this year, visitors can ski both resorts on a single lift ticket, and they are just a few minutes apart. But the real appeal is the fact that the country’s new largest resort is in Park City, a charming town that happens to be just about 45 minutes from the most reliable major ski country airport in the U.S., Salt Lake City. In a travel genre infamous for delays, airport and road closures, the new Park City Mountain Resort is not just incredibly huge, it is also incredibly easy to reach, from just about anywhere in the country. On top of all that, it gets a healthy dose of Utah’s famously dry powder, generally held to be the best quality snow in the nation, if not the world. Throw in the town itself, with great restaurants, bars, Old West charm and a slate of deluxe lodging, and it becomes hard to make an argument against Park City as the top spot for a luxury ski vacation. The Waldorf Astoria at the base of the Canyons has its own gondola and ski valet, while the lifts of Park City Mountain Resort come right down to the quaint Main Street, which also happens to be home to the wonderful all-suite Sky Lodge and perhaps skiing’s most upscale bed and breakfast, the Washington Schoolhouse Inn. Just outside downtown, the slopes of the neighboring Deer Valley ski resort house two of skiing’s most renowned luxury hotels, the Montage and Stein Eriksen Lodge, along with a St. Regis.

The huge investment comes on the heels of a total redevelopment of Canyons’ main base area, a project that was very successful in elevating the character of the resort, which will now be folded into its neighbor and known as Canyons at Park City. The major components of the project include a new eight-passenger, two-way, high-speed gondola connecting the resorts into one. This will run from the base of the Silverlode Lift at Park City to the Flatiron Lift at Canyons, with an unload stop at the top of Pine Cone Ridge, allowing skiers and riders to easily access the gated Thaynes Canyons at Park City or Iron Mountain area at Canyons via brand new trails. Both the King Con and Motherlode Lifts at Park City, two popular chairs, will be upgraded to six and four passenger high-speed detachable chairs respectively, increasing uphill capacity. A new 500-seat restaurant will be built at the base of the Silverlode Lift and next to the Park City terminal for the Interconnect Gondola, while two existing eateries, the Summit House at Park City and Red Pine Lodge at Canyons, will be vastly renovated and expanded. This follows the recent renovation and expansion of the Canyons’ Cloud Dine restaurant. Finally, the plan includes added snowmaking in the Iron Mountain area and $5 million of “catch up” maintenance and upgrades at previously neglected Park City. All of this is in the first phase, for next ski season, while both resorts will continue operating at full speed this winter.

Of course, if you believe that in skiing size matters, and it does, you might consider heading east instead of west. While the new Park City Mountain Resort will be our nation’s largest, it’s got nothing on France, home to the three largest single-lift ticket “resorts” on earth – each three to four times the size of Utah’s new giant. Vail Moves Forward on Plans for Park City-Canyons Gondola

After announcing an ambitious $50 million one-year investment in their Park City/Canyons properties a few weeks ago, Vail Resorts has now filed their application for the proposed upgrades. Vail Resortsbought Park City Mountain Resort from Powdr Corp for $182.5 million in September, and the industry heavyweight had hinted that big improvements were coming to Utah. This week's application asks Park City officials to amend an overall PCMR development plan to allow aneight-passenger gondola and a whole bucket list of other on-mountain improvements.

The application filed at City Hall will be put before the Park City Planning Commission, and discussions on the matter should begin as early as February. Curious as to what $50 million worth of upgrades includes?

· The Interconnect Gondola: An eight-passenger, high-speed two-way gondola from the base of the existing Silverlode Lift at Park City to the Flatiron Lift at Canyons. The gondola will also have an unload at the top of Pine Cone Ridge to allow skiers and riders the opportunity to ski into Thaynes Canyons at Park City via gated ski access or to the Iron Mountain area at Canyons through new trails that will be created from Pine Cone Ridge.

· Upgrade of King Con and Motherlode Lifts at Park City: The King Con Lift will be upgraded from a four-person to a six-person, high-speed detachable chairlift and will increase lift capacity to this very popular ski pod. The Motherlode Lift will be upgraded from a fixed-grip triple to a four-person, high-speed detachable chairlift, also increasing lift capacity.

· New Snow Hut Restaurant, Upgrades to Summit House Restaurant at Park City and Expansion of Red Pine Lodge Restaurant at Canyons:The plan calls for building a completely new Snow Hut restaurant at the base of the Silverlode Lift and next to the Park City terminal for the Interconnect Gondola, with 500 indoor seats and a top-of-the-line kitchen and culinary experience. The plan also includes an upgrade to the "scramble" area inside the Summit House restaurant to improve the flow of diners and increase seats. At Canyons, the Red Pine Restaurant will be renovated to accommodate an additional 250 indoor seats.

· Snowmaking: The plan features additional snowmaking on two trails in the Iron Mountain area of Canyons which will become increasingly central ski terrain given its proximity to the Interconnect Gondola.

· "Catch Up" Improvements: The plan also includes almost $5 million of "catch up" maintenance and upgrades at Park City, given the lack of spending at the resort over the past few years. This "catch up" maintenance spending is in addition to the normal annual maintenance capital for the two resorts of $5 million, which will be undertaken this year as well.

Park City Mountain Resort Sells to Vail for $180 Million.

Powdr Corp. has sold its Park City Mountain Resort to Vail Resorts, ending a tumultuous year for Utah's most popular ski destination.

"Selling was the last thing we wanted to do, and while we believe the law around this issue should be changed, a protracted legal battle is not in line with our core value to be good stewards of the resort communities in which we operate," Powdr CEO John Cumming said in a statement. "A sale was the only way to provide long-term certainty for PCMR employees and the Park City community. My family and I are extremely grateful to have had the opportunity to play a role in making PCMR what it is today, and we deeply appreciate the dedicated employees and all of the people who have supported us over the years."

The deal requires Vail Resorts to retain Park City Mountain Resort employees.

Powdr owned the Utah resort for more than 20 years, growing it into one of the most popular ski areas in North America.

According to Vail's Press Relesase, with the acquisition, all aspects of the previously disclosed litigation with respect to PCMR have been settled and this dispute will no longer pose any future threat to disrupt the operation of the resort.

"First and foremost, we are very pleased to bring a permanent end to this dispute and provide assurance to the guests and employees of PCMR, and to everyone in the Park City community, that they no longer have to worry about any disruption to the operation of the Resort. This has been a difficult period for everyone involved and I commend John Cumming and Powdr Corp. for helping to find a solution to this situation," said Rob Katz, chairman and chief executive officer of Vail Resorts.

"Park City Mountain Resort is one of the most spectacular mountain resorts and iconic brands in the ski industry and I am proud to have the resort become a part of Vail Resorts. The acquisition will allow us to immediately bring Park City Mountain Resort onto the Epic Pass, which will now offer skiers from across the country and around the world access to 22 resorts. We look forward to working collaboratively with the entire Park City community, as well as city and county officials, as we chart the future for the resort, including how we can best bring the Canyons and Park City ski experiences together to create the largest mountain resort in the United States," he added.

Mountain operations of PCMR and Canyons will remain separate for the 2014-2015 ski season. However, the Epic Pass and Epic Local Pass will be valid at PCMR. All PCMR passes for the 2014-2015 ski season will continue to be honored and can be exchanged or upgraded for a season pass that will also be valid at Canyons. The majority of all lift tickets sold at either resort will be valid at both PCMR and Canyons.

Prudential Utah Real Estate signs throughout Park City have been replaced with the signature purple and beige Berkshire Hathaway HomeServices Utah Properties signs, notifying current and prospective clients that Prudential has joined the highly regarded network.

Utah Properties Chairman and CEO Stephen Roney said his is the first brokerage in Utah to affiliate with Berkshire Hathaway, a name and network he said carries weight in real estate not only domestically but also internationally. That network now includes nearly 28,000 agents and 750 offices in 37 states.

"We love the Berkshire Hathaway name, its heritage and what it stands for in the world," he said. "It's the world's most respected brand, according to Barron's Magazine, so it has global recognition."

Barron's, a financial magazine, stated in July of last year that Berkshire Hathaway had earned the title of World's Most Respected Company over Apple. Roney said consumers will identify with the brand and name knowing it is owned by business magnate Warren Buffett.

"While foreign buyers have historically represented less than one percent of buyers in our market, I believe Berkshire Hathaway will encourage international buyers to consider Utah an ideal place for a vacation home," Roney said. "Foreign buyers will engage with our top agents and are more likely to do so because of Berkshire Hathaway's globally known name, reputation and background."

The national "roll out" of the switch from Prudential to Berkshire Hathaway began in southern California in the fall of last year, but Roney wanted to wait until the ski season was over to make the change in Park City. The corporate office in town is the first to have made the change, and Roney's offices in the Salt Lake Valley and Ogden are currently in the "roll out" process.

While the signs are a superficial change, Roney said the more significant changes will be the infrastructure and support they will be receiving from Berkshire Hathaway.

"Berkshire Hathaway HomeServices will offer a robust suite of real estate tools and resources through its Global Network Platform, which includes lead management, customer contact management, extranet, mobile capabilities and social media monitoring and management," he said. "Additionally, the BHHS media center will house a full array of marketing materials for agents."

According to Park City Board of Realtors' last two quarterly reports, real estate in town is on the upswing and still recovering from the recession in 2008. Roney said Berkshire Hathaway's ability to maintain its balance and credibility during and following the 2008 crash creates a level of comfort in going through with the switch.

His Realtors, he said, are very happy with the change and looking forward to using the data Berkshire Hathaway provides as well as the networking tools and brand credibility.

"I've said before, to our agents, 'If I had to go into a dark room one day and come out with one name I would like to us to have instead of Prudential, what would it be?'" Roney said. "It would have been Berkshire Hathaway, so my agents and I are beyond happy with the change."

Park City's First Winery!

It’s home to several breweries and a whiskey distillery — now Park City finally has its own winery.

Cognition Winery received a wine-manufacturing license and a package-agency license from the Utah Department of Alcoholic Beverage Control (UDABC) this week. The package license allows the winery to sell its products on-site, and customers will be able to sample before buying.

Cognition, east of Highway 40, is Utah’s 13th winery, said Abe Kader, a compliance officer with the UDABC.

Owner/winemaker Dennis Romankowski told the state liquor commission that he will bring grape juice from California, Washington and Oregon to produce his wine.

Initially, he plans to offer a sauvignon blanc and a blend of merlot and cabernet franc. Later, he said, he hopes to increase production and create other French and Italian blends.

Romankowski’s fascination with wine began while working in his father-in-law’s restaurant, Gucci’s, and later Miglio’s in Sandy — the current Tiburon location. He studied to be a sommelier and then did internships at vineyards and wineries in California, Italy and France.

"Having a winery has been a dream of mine," he told the board, adding that the operation will start small. "I only have one tank and 1,400 square feet."

Romankowski said he hopes to have wine available by July.

Having a winery is a natural fit for Park City, said Jodie Rogers, the executive chef at Deer Valley Snow Park Lodge and president of the Park City Area Restaurant Association.

"We’re all up here for food and wine and this goes hand in hand with all the fabulous restaurants we have," she said.

Cumming family acquires majority interest in Snowbird 20140512_023513_snowbird~p1
The Cumming family, owner of Park City Mountain Resort parent Powdr Corp., has purchased a majority interest in Snowbird Ski and Summer Resort, the Little Cottonwood Canyon resort said on Monday.

The deal is between the Cumming family and the Bass family. Dick Bass was a co-founder of Snowbird in the 1970s and the family has owned the resort outright since the early part of that decade. Powdr Corp., the Cumming family-controlled firm that owns PCMR and other mountain resorts across the U.S., was not involved in the deal.

The deal includes the base facilities like the Cliff Lodge and the Snowbird Center and the approximately 50 percent of the Snowbird terrain not under the ownership of the U.S. Forest Service. Any development rights at the base are included. Terms of the deal were not released.

"I look forward to working with the Bass family and the team at Snowbird in providing world-class experiences on and off the mountain," Ian Cumming, the family patriarch, said in a prepared statement released by Snowbird.

The statement said Cumming was one of the original investors in a property at Snowbird, called the Inn at Snowbird. He also has a home at the resort, the statement said.

"We are very happy to be involved at a place that has so many fond memories for our family," Cumming said in the statement.

The statement, meanwhile, said the deal provides "continuing direction and funding" for projects like a restaurant at the top of the Aerial Tram and a remodel of the Cliff Lodge. The Snowbird Center will also be renovated someday.

"This partnership will enable Snowbird to achieve more rapid growth and even greater benefits for our guests in keeping with our founding perspective and philosophy of providing a year-round destination mountain resort for the enhancement of body, mind, and spirit, with our ever present emphasis on environmental protection and sensitivity," Bass said in the statement.

It indicated the Snowbird management team will remain intact and Bass will retain his role as the chairman of the board.

Bob Bonar, the president and general manager of Snowbird, said in an interview the deal was negotiated over the past two or three months. He said Cumming and Bass had long wanted a partnership.

"Dick is 84 years old and I think that Dick and his family just felt . . . that it was time to transition into a different partnership, relationship. And we're excited. All of us at Snowbird are excited," he said.

Bonar said the agreement allows Snowbird to press ahead with improvements on a quicker timeline than it would have without the partnership. It enables "us to do some really nice improvements here at the resort to better serve out guests," he said.

He said the upgrades include building a new restaurant at the top of the Aerial Tram and a renovation of the Cliff Lodge.

"The Cliff is a beautiful, beautiful hotel, but we want to polish it up a little bit and make it a full four-diamond property," he said.

It is not known whether the Cumming family will craft a relationship between Snowbird and Powdr Corp. resorts, particularly PCMR.

An ambitious plan aims to connect seven Utah ski areas in an 18,000-acre resort complex—the largest in North America.

Ski Utah, the trade group representing the state’s ski areas, revealed its goal Wednesday to unite the mountains.

Called One Wasatch, the concept would include Deer Valley, Park City Mountain Resort, Snowbird, Alta, Canyons, Brighton, and Solitude. You could access all 18,000 acres and 100 chairlifts with just one pass.
